I like to keep an eye on new residential single-family and multi-family development projects that are coming to College Station. These posts will help you stay up to date on what’s coming your way if you’re a current or prospective College Station homeowner.
All the information below is pulled from CSTX.gov, College Station official government website. They disclose new development projects to the public at the end of each month. The projects below just focus on residential construction.

There were 7 new residential construction projects proposed in College Station in February 2021. I’ve included 6 that had substantial information below.
Wolf Den Subdivision
Location: 3006 Norton Lane, College Station, TX 77845
What’s planned: New subdivision plan featuring 9 lots across 5 acres and a cul-de-sac
This small subdivision development will line Jeanne Drive and Black Wolf Circle (to be developed). All of the planned lots will sit on between .17 – .3 acres. Wolf Den Subdivision is being developed by Murphy Signature Homes and will be located near the corner of William D. Fitch Parkway and Barron Road in Southwest College Station within the already established Southern Heights neighborhood.

West Park Addition (Lots 4R – 7R)
Location: 205 Fidelity Street, College Station, TX 77840
What’s planned: 4 planned lots on 1 acre
This addition to the West Park neighborhood is a replat of an existing lot that currently features existing real estate. The new plan calls for 4 separate lots, between .11 and .16 acres at the northwest intersection of Fidelity Street and Maryem Street. This area is centrally-located near A&M campus.

The Redmond III Addition
Location: 304 Redmond Drive, College Station, TX 77840
What’s planned: 1.8 acre site planned for condominium expansion
The Redmond Condos III is a plan for a series of 2 story buildings. There aren’t many details on what amenities these condos would have, but the location is directly adjacent to A&M campus in a high density area near The Point on Redmond.

Traditions Subdivision, Phase 103 – 105
Location: West of Intersection of Raymond Strotzer Pkwy and Turkey Creek Road
What’s planned: Expansion of The Traditions with 11 lots across 10 acres
The established Traditions neighborhood and golf club is planning the addition of 11 new lots across 10 acres of currently undeveloped land. The new additions span South Traditions Drive near Raymond Strotzer Parkway about 2 miles away from The Traditions Country Club.

Southern Pointe, Section 102
Location: North of Darlington Ave, West of Pipeline Road
What’s planned: Final expansion of Southern Point with 56 lots planned approximately 10 acres
The Southern Pointe subdivision is planning a 10 acre addition just west and north of existing residences in the area. Currently, the area is undeveloped save for the Texas Speedway track. With 56 lots planned for the area, all lots will be 50′ wide by 115′ deep.

Midtown Reserve, Phase 107

Location: South of existing Midtown Reserve subdivision along McQueeny Drive
What’s planned: Final expansion of Midtown Reserve with 48 lots planned on approximately 10 acres
This D.R. Horton developed community is the final expansion, with 48 lots planned on 10 acres. The planned area will include the development of a residential street, Toledo Bend Drive. All planned lots will be 40′ wide and 110′ deep.
