I like to keep an eye on new residential single-family and multi-family development projects that are coming to College Station. These posts will help you stay up to date on what’s coming your way if you’re a current or prospective College Station homeowner.
All the information below is pulled from CSTX.gov, College Station official government website. They disclose new development projects to the public at the end of each month. The projects below just focus on residential construction.

There were 3 new residential construction projects proposed in College Station in August 2021.
Midtown Reserve Expansion in Several Phases
Location: Near the intersection of Highway 6 & Rock Prairie Road.
What’s planned: Massive residential, commercial, and community development.
There is a massive development in the works that includes hundreds of home sites, recreation areas (including eight diamond fields for softball and baseball), and a new commercial center that many are touting will be similar to second downtown. The Midtown development owners, College Station Downtown Residential LLC, have recently submitted their plans to the city for all proposed development. Southern Pointe Section 103 & 119
Location: Darlington Avenue near Highway 6
What’s planned: 2 phase expansion of Southern Pointe subdivision
This expansion will be 3 blocks of residential homes lining Darlington Avenue. This planned expansion comprises a total of 84 homesites approximately 150 feet deep and 50 feet wide along the street. Phases 103 and 119 will be constructed on the westernmost section of the Southern Pointe subdivision.
Mission Ranch Phase 403
Location: Near the intersection of Rock Prairie Road W. and Great Oak Dr.
What’s planned: 22 new homesites and additional common areas in the Mission Ranch subdivision.
This expansion of the existing Mission Ranch subdivision will add 22 new homesites ranging in size and orientation. The proposed plan has made allocation for 5 corner lots that feature a larger footprint. This community – located south of College Station – will feature close proximity to all of what College Station has to offer.
